Are you wondering what you can expect when you contact MMS Mortgage Services, Ltd.? Step-by-step, here is how our mortgage loan process works.

Schedule your consultation.
First, you schedule your consultation. You can do this by calling (248) 788-0800 or toll free at (800) 945-4506 then press 2. We will get you set up with a time and day that works for you.

Review loan options.
At your consultation, you can tell us what you are looking for in a mortgage loan and more about your financial scenario. We will help you figure out which of our lending products are most suitable for your situation.

Submit your application.
After you choose the type of mortgage you want to apply for, you can provide your documentation and fill out the application. We can walk you through it, answering any questions you have along the way.
4
Appraisal and underwriting.
Once you have submitted your application, you will be asked to provide additional documentation for verification’ (ie wages/earnings/savings etc.) At this point, underwriting will determine whether an appraisal is needed in certain instances an appraisal waiver may be issued, which will expedite the underwriting process.

Conditional approval.
Underwriting may request documentation such as recent change of job, recent increase in pay or source of down payment.

Underwriting Approved Certificate This new program is the highest level of approval a buyer/borrower can obtain without yet choosing a property. Our experienced Loan Officer will open a loan file, assign a loan number, take the application, gather the buyers’ income documents, bank/investment statements and credit report, submit the file for automated underwriting and have a live underwriter approve the loan subject to title and appraisal if required at all.
You cannot get more approved than “Underwriting Approved!” This lets the Seller’s Agent/Broker know the buyer is the real deal and is “Underwriting Approved.”

Lou B. from the Macomb location was very unprofessional with the way he prioritized my services and needs. I never heard back from him for my pre-approval rate within a span of a week and a half. I had to continue to reach out to him to hear back via email. In today's age, there is no exception to not respond within hours of an email, especially to your soon-to-be clients. I mentioned to Lou I am no longer interested in his services and he has STILL not responded in over 24 hours...Very unprofessional and non-responsive. If I wanted a house tomorrow I would never even have a chance to buy it.

I did set up automatic payment, but I am one of those that likes to pay in advance so payment info, an app, or guided towards a web site would be great.

My experience with staff (JoAnn Pugh) at MMS Mortgage for refinancing of my house was made very easy and the whole process understandable. I was provided with answers and possible solutions to issues with my particular circumstances and I proceeded forward with the refinance. Nice to still see a company that still works those 9-5 hours. They make it appear you can do stuff on their web page. You can't update anything. Force to call them and wait. Than get told to go back to the web page and fill out 'other request'. Spend some money on a few web page updates. Thought it was the electronic age.

I recently did a refinance with Chris Pugh at Member Mortgage Service. The service through the whole process was excellent. Chris took my application on my lunch hour and I got a call to set up the appraisal that night. The appraiser was at my home the next day. We closed within three weeks. I encountered one issue when a check issued to pay off my charge did not reach the bank. I called the title company and they immediately let me know they could over night a check to me and I could pay it at a local branch. The charge was paid off the next day. #excellent service
